Tenant Qualification Criteria
Cowtown Realty uses a written Tenant Selection Criteria as required by Texas law. All applicants are evaluated using the same standards.
How to Apply
All rental applications are submitted and processed exclusively through our property management system, Buildium.
We do not accept paper applications, emailed forms, or applications submitted outside of Buildium.
Before You Apply
Submitting an application does not guarantee approval. Incomplete applications will not be reviewed.
Applications are processed in the order received once all required information and documentation are submitted through Buildium.
Application Fee Disclosure
The application fee is non-refundable and covers the cost of screening. Payment of the fee does not guarantee approval.
Tenant Selection Criteria (Summary)
Income
Applicants must have verifiable gross monthly income of at least three (3) times the monthly rent. Income must be stable and documentable.
Credit
Credit history is reviewed in its entirety. Excessive late payments, collections, charge-offs, judgments, or unpaid housing-related debt may result in denial.
Rental History
Applicants must demonstrate positive rental history. Prior evictions, lease violations, or outstanding balances owed to previous landlords may result in denial.
Criminal History
Criminal background screening is conducted where permitted by law. Certain convictions may result in denial based on the nature, severity, and recency of the offense, consistent with applicable law.
Occupancy Limits
Occupancy limits are enforced based on property size, layout, and applicable local and state codes.
Assistance Animals & Service Animals
Cowtown Realty complies with all applicable fair housing laws regarding assistance animals and service animals.
Requests for reasonable accommodation must be submitted through Buildium and may require reliable documentation as permitted by law. Pets, emotional support animals, and service animals are evaluated according to legal standards and are not interchangeable.
Providing false or misleading information regarding an assistance animal is grounds for denial or lease termination.
Application Decisions & Denials
If an application is denied or approved with conditions, the primary applicant will be notified through Buildium. Decisions are based solely on the written Tenant Selection Criteria.
Cowtown Realty does not discuss application decisions by phone beyond confirming approval or denial status.
Approval & Move-In
- Most applications are processed within 1–3 business days
- Approved applicants must sign the lease electronically through Buildium
- Security deposit and first month’s rent must be paid before move-in
- Utilities must be transferred prior to possession
Providing false, incomplete, or misleading information at any stage is grounds for denial or lease termination.
