Free Home Valuation

What is your home worth today?

Not an algorithm's guess. A Broker looks at your home, recent closed sales around it and the homes you'd be competing with, then gives you a real number and the reasoning behind it.

  • Prepared by a licensed Texas Broker
  • Based on closed sales and current competition near you
  • Private and free, with no obligation to list

Start with your address

Private and no obligation. We never sell your information.

How It Works

Three steps, no pressure.

01

Tell us about the home

Your address and anything we should know — updates, condition, your timing.

02

We run the numbers

A Broker reviews recent closed sales, active and pending competition, and the features that move value on your street.

03

You get a straight answer

A realistic price range and the reasoning behind it. If listing isn't your best move, we'll tell you that too.

Why Not an Online Estimate?

Algorithms can't see your home.

Automated estimates work from public records and nearby sales. They don't know about the remodeled kitchen, the new roof, the busy street behind the fence or the lot that backs to a greenbelt — and in markets with a wide mix of homes, those details can be worth tens of thousands of dollars either way.

A Broker's valuation starts with the same sales data and then does what software can't: compares your home to the ones buyers will actually see next to it.

Selling in Texas

Good to know.

  • In Texas you can protest your appraised value with the appraisal review board by May 15, or within 30 days after the appraisal district mails your notice, whichever is later.
  • Your appraisal district's market value is for property taxes. It often differs from what your home would sell for.
  • Thinking about a fast, as-is sale instead? Ask about a cash offer.
Where We Value Homes
Questions

Frequently asked.

How much does a home valuation cost?

Nothing. A Broker-prepared valuation from Cowtown Realty is free, private and carries no obligation to list.

How is this different from a Zestimate or other online estimate?

Online estimates are produced by software from public records and nearby sales. A Broker's valuation also accounts for your home's condition, updates, lot and location, and compares it with the specific homes buyers will see alongside it.

Is my appraisal district value what my home is worth?

Not necessarily. The appraisal district value is set for property taxes and often differs from what a home would sell for on the open market.

Do I have to list with you afterward?

No. The valuation is yours to keep whatever you decide. If a traditional listing isn't your best option, we'll tell you.
